203K Rehab loans

Anyone looking for a home these days knows that there are many homes that need some work.  If you find a home that you like, but it needs work, one option is a FHA 203K mortgage.  This mortgage allows you to buy the home and fix it up all in one loan.  The mortgage is a 30 yr fixed rate FHA loan and requires 3.5% down.

Once you have found a home that you like, you write up a purchase agreement like you would normally do.  Then once it is accepted, you contact a contractor and get bids for the work that needs to be done.  Depending on what is being done to the home, you may need a general contractor or you may be able to contract the work yourself.  A streamline 203K is available to those that need up to about $31,000 in repairs and the repairs do not involve the foundation or the frame of the house.  The appraisal is based on the house plus the repairs that are being done.

After you close on the home, the work is started.  As the work is finished, there are draws done to pay for the work that has been completed.  The final draw is done when the work is completed.  All the work must be completed within six months of closing.

If you currently own a home and want to do some remodeling, you can also use this loan.  Because it is a new loan and the remodeling is included in the loan, you do not need as much equity as you would in a conventional loan. With your own home, you can finance up to 97.75% of the appraised value after the improvements.

5 clues it may be time for a price reduction

PriceReduced You have prepared your home so it is in good condition, it is well staged and has a good Internet presence… but it still hasn’t sold… now what?

Here are five clues it may be time for a price reduction…

  1. You aren’t getting many showings
  2. You are getting showings but consistent feedback is that the price is above market value
  3. You are getting showings with feedback that buyers are interested, but don’t get any second showings or offers
  4. You are getting showings that say your property is in good condition and shows well, is priced at market value, but… they don’t like the location setting, the floor plan is awkward, the rooms are too small, etc
  5. Your price per square foot is higher than comparable properties that have sold recently

Price is the most important factor in the sale of your home because it takes everything into account. You can’t control the market or where it is located, but you can control the price.

Sunday’s Site – Galaxy Drive In, St. Louis Park

This past week ‘Where is HomesMSP?’ has been visiting local drive-in restaurants. It has been fun searching out these icons of decades past (no, Sonic isn’t in this group), with many hearkening from the 1950’s on the outer reaches of the metro area.

Minnetonka Drive In I have longed for years to re-discover the onion rings of the beloved A&W drive-in from Grand Forks, ND, where I grew up… (the restaurant was such a busy hang-out that it had controlled access and you had to use the token delivered with your order to raise the bar to get out!) …I think they use the same recipe for their homemade onion rings at the Minnetonka Drive-In, and although the fresh onions aren’t cut as big and fat as those I remember it was still a delicious discovery!

Dari-ette On the opposite side of the metro, on St. Paul’s East Side, I discovered Dari-ette, an Italian-American neighborhood icon which offers not just burgers and ice cream treats but also fabulous homemade Italian red sauce…which they sell by the gallon! Their famous meatball sandwich is not to be missed.

Most of the drive-ins I discovered still have the nostalgic retro look of the time when drive-in restaurants were born. Not so at the Galaxy Drive In in St. Louis Park!

Galaxy Drive In

There has been a local drive-in on this corner of Highway 7 and Quebec west of Highway 100 since 1951, ‘Wagner’s Drive-In’ the most well known. The look and menu hadn’t changed much over the years… until Steven Schussler, long-time St. Louis Park resident and the creative mind behind the Rainforest Cafe, bought it and transformed it into a mash-up of the Flintstones meet the Jetsons meet the Blues Brothers!

It’s hard to miss the Intergalactic, Retrofuturistic and Pet Friendly Dining Experience of the new Galaxy Drive In! The latest incarnation of this neighborhood icon is more family friendly than ever, with not only a kid menu but a doggie menu as well… including free soft serve ice cream cones for your four-legged friends. Order a s’more kit and roast your own marshmallows over their fire pit.

Although food reviews are mixed, simply being there is a unique experience… whether you dine in your car or at the outdoor tables.

French ParkFrench Park… the playground at French Park on Plymouth’s Medicine Lake has been a favorite family site for years…it includes creative play areas for all ages, swimming, trails…

Minnesota ZooMinnesota Zoo… it’s easy to think of the zoo as just a place to see animals but the Minnesota Zoo also has some fabulous play areas… explore hollow trees, climb on suspension bridges, nets, tunnels, slides… climb and slide around in grain bins in the grain elevator… uncover skeletons in the sand…

Edinborough ParkEdinborough Park… a year-round playground, Edina’s Edinborough Park is a completely enclosed, one-acre park with a bubbling brook and more than 6,000 plants, trees and flowers… one of the larges indoor play structures in the country, a huge indoor playground with an inflatable air bounce… plus a junior-Olympic size swimming pool, running track, fitness area… and a 250-seat amphitheatre…

Lake Minnetonka Regional ParkLake Minnetonka Regional Park… summer in Minnesota means time at the beach, and Lake Minnetonka Regional Park offers one of the best kid-friendly beaches around… a sandy bottom swimming pond that is filtered, chlorinated and surrounded by a huge, sandy beach… they also have a big playground, picnic grounds, fishing pier, boat launch, biking/hiking trails… it’s a great family destination…

Playgrounds-hyland Hyland Lake Park Reserve…  Bloomington’s Hyland Park is known in ‘kid’ circles as ‘Chutes & Ladders’… one of the best playgrounds in the metro… great for ages up to about 12, kids can spend hours climbing, hanging and sliding down chutes up to 50 feet long and running through the water sprayers… it also includes a section for children under 5 or with disabilities…
